These Terms & Conditions govern your reservation, stay, and use of services at Tssam Retreat (operating as Lonpo Heritage House, Igoo Village, Ladakh). By making a booking or using our services, you agree to these terms in full.

Reservations can be made by:
A booking is confirmed only upon receipt of a written confirmation from Tssam Retreat and payment of the required deposit or full amount as specified at the time of booking.
You will receive a booking confirmation via email outlining your room, dates, number of guests, inclusions, and the total amount due. Please review this carefully and inform us of any discrepancies within 24 hours.
You agree to provide accurate and complete information at the time of booking. Tssam Retreat reserves the right to cancel a booking if false or misleading information has been provided.
A deposit of [50%] of the total booking value is required to confirm your reservation. The remaining balance is due [7 days] before check-in or as agreed in writing.
For bookings made within [7 days] of check-in, full payment is required at the time of booking.
All room rates are subject to applicable Goods and Services Tax (GST) as per Government of India regulations. Taxes will be clearly listed in your booking summary.
All pricing is in Indian Rupees (INR) unless otherwise specified in writing.
Early check-in and late check-out may be accommodated subject to room availability. Please inform us in advance when making your booking. Additional charges may apply for late check-out beyond 2:00 PM.
Guests who do not arrive on the confirmed check-in date without prior notice will be treated as a no-show. The full booking amount will be forfeited. A new booking will need to be made for a revised date, subject to availability.
Each room may be occupied only by the number of guests specified in the booking. Additional guests are not permitted without prior written consent and may attract additional charges.
Tssam Retreat is a boutique heritage property set within Igoo Village, a living community. We ask all guests to:
Tssam Retreat reserves the right to ask guests to vacate the property without refund in cases of serious misconduct, damage, or behaviour that disturbs other guests or the local community.
Guests are responsible for any damage caused to the property, rooms, or contents during their stay. The cost of repair or replacement will be charged to the guest.
The following are not permitted on the property:
In respect for the retreat’s nature and neighbouring community, quiet hours are observed from 10:00 PM to 7:00 AM. Loud music, gatherings in outdoor spaces, or any activity that disturbs other guests during these hours is not permitted.

Curated experiences, village walks, monastery visits, and wellness programmes are offered subject to availability and seasonal conditions. Tssam Retreat will make every effort to fulfil confirmed experience bookings but reserves the right to substitute or reschedule activities due to weather, safety concerns, or circumstances beyond our control.
Guests participate in all activities, excursions, and experiences at their own risk. Tssam Retreat shall not be held liable for any injury, loss, or damage arising from participation in any activity arranged by or through the retreat.
Tssam Retreat is not responsible for the loss, theft, or damage of personal belongings during your stay. Guests are advised to keep valuables secure.
Tssam Retreat shall not be liable for any failure to fulfil obligations due to circumstances beyond our reasonable control, including but not limited to natural disasters, extreme weather, government restrictions, acts of war, or other force majeure events. In such cases, we will work with guests to reschedule or find an appropriate resolution.
Ladakh sits at high altitude. Guests are advised to consult a medical professional before travelling if they have any health concerns related to altitude. Tssam Retreat is not responsible for any health issues arising from altitude sickness or pre-existing conditions.
Photographs and videos taken by guests for personal, non-commercial use are welcome. We love seeing guests capture their experience.
For commercial photography, press shoots, brand collaborations, or content created for commercial publication, prior written approval from Tssam Retreat is required. Please contact us at stay@tsaamretreat.com to discuss.
By sharing photographs or reviews of your stay on social media or review platforms, you grant Tssam Retreat permission to reshare your content with appropriate credit.
Your personal information is handled in accordance with our Privacy Policy, available at tsaamretreat.com/privacy-policy.
These Terms & Conditions are governed by the laws of India. Any disputes arising from or relating to these terms shall be subject to the jurisdiction of the courts of Ladakh / Jammu & Kashmir, India.
Tssam Retreat reserves the right to amend these Terms & Conditions at any time. The version in effect at the time of your booking will apply to your stay. We will notify guests of significant changes by email where possible.
